What You Get with the Hometown Heroes Program

1. Low Monthly Payments

  • Get a 30-year fixed-rate mortgage with a competitive interest rate.
  • Choose from FHA, VA, USDA-RD, or conventional loan options.
  • Enjoy peace of mind with stable monthly payments that won’t change.

2. Help with Down Payment & Closing Costs

  • Receive up to 5% of your total loan amount, capped at $35,000, with a minimum of $10,000.
  • This is a 0% interest loan — no payments until you sell, refinance, or move out.
  • Keep more of your savings for moving expenses, furniture, and family needs.

Who’s Eligible?

This program was designed for hardworking Floridians just like you. You may qualify if:

  • You’re a first-time homebuyer (haven’t owned a home in the last 3 years).

  • You work full-time for a Florida-based employer with a physical office in the state.
  • You plan to live in the home you’re buying.
  • You meet income and home price limits based on the county where you’re buying.
  • You complete a homebuyer education course (online or in-person).

Veterans and active-duty military members may qualify even if you’re not a first-time buyer or don’t work for a Florida-based company.

What You’ll Need to Apply

Applying is simple with the right support. When you work with American Mortgage Services, we help you gather everything you need, including:
  • Recent pay stubs or employment verification from your Florida-based employer.
  • Proof of Florida residency and that you’ll live in the home as your primary address.
  • Homebuyer education certificate.
  • Income documents for all adults (18+) living in the home — even if they’re not on the loan.
If you’re self-employed, we’ll help you show that your business is registered or licensed in Florida.

Special Benefits for Veterans

If you’ve served in the military and received an honorable discharge, you may:
  • Skip the first-time homebuyer rule
  • Skip the Florida employer requirement
Just provide your DD214 form as proof of service.
